Steps in Common Real Estate Transactions

Purchase Transaction- I’m Buying:

    • Copy of the Agreement of Purchase and Sale (APS).
    • Contact Information.
    • 2 pieces of ID.
    • Mortgage instructions will usually be sent to our office directly, if not please arrange for these instructions to be sent to us at your earliest convenience.
    • If you have not arranged a mortgage or been pre-approved, please contact us for assistance.
    • As a condition of financing, the bank will require you to obtain Fire Insurance which reflects the banks interest in your property. You will need to provide us with your “Binder” or “Policy” number. Please Note: this does not apply to condominium purchases.
    • If there are any conditions which must be satisfied according to the APS, please ensure these conditions are met/waived as required.
    • You must contact the utility companies to set up new accounts on their end prior to closing, please ensure this is done promptly.

We will prepare closing documents for your execution approximately 5-10 days before the scheduled closing date. During this meeting (in person/virtual) you will be advised of the final amount you need to deposit to complete the transaction.

    • You will bring the final payable amount to our office before the closing date and it will be payable to: Thind Law Enterprise Professional Corporation, IN TRUST.

Note: Please bring in 2 pieces of valid identification on the sign-up date. One must be a Canadian/Ontario Government issued ID. The secondary ID can be a credit card or SIN card.

    • The final step will be for you to pick up the keys once the transaction has been completed. Alternatively, if you do not want to pick up the keys, we can put a request to the real estate agents to leave the keys in a lock box for your convenience!

Sale Transaction- Im Selling:

    • Copy of the Agreement of Purchase and Sale (APS).
    • Contact Information.
    • 2 pieces of ID.
    • Most Recent Mortgage Statement.
    • Most Recent Property Tax Bill.
    • Keys/Garage Remotes.
    • Status Certificate (applies to condominium sales).
    • Cancel Automatic Withdrawals for Property Tax and Condominium Fees.
    • If the APS contains conditions that have to be satisfied within a specified time, ensure they are either complied with or waived.
    • You must contact the utility companies to set up new accounts on their end prior to closing, please ensure this is done promptly.
    • We will aim to have closing documents ready for your execution approximately 5-10 days before the scheduled closing date.
    • At this time you may provide a void cheque in the seller’s name. We will direct funds into the designated account.
    • Note: Please bring in 2 pieces of valid identification on the sign-up date. One must be a Canadian/Ontario Government issued ID. The secondary ID can be a credit card or SIN card.
    • We will contact you once the deal has closed and advise you of a time to pick up the cheque. We can wire the money into your account as directed.

Refinance Transaction:

    • Contact Information.
    • 2 pieces of ID.
    • Most Recent Mortgage Statement.
    • Most Recent Property Tax Bill.
    • Statements for any Line of Credit/Loans that must be paid.
    • Mortgage instructions will normally be sent to our office directly, if not, please arrange for these instructions to be sent to us at your earliest convenience.
    • If you have not arranged a mortgage or been pre-approved, please contact us for assistance.
    • As a condition of financing, the bank will require you to obtain Fire Insurance which reflects the banks interest in your property. You will need to provide us with your “Binder” or “Policy” number. Please Note: this does not apply to condominium purchases.
